The Director of Development Services is responsible for managing new centers and relocating centers from executed Franchise Agreement to lights on. This position will manage the Real Estate process for new and existing Franchisees. Partner with key team members and new franchisees to manage the opening core package, execute preferred vendors, execute best workflow in space planning, construction permitting and be the ambassador to branding requirements and assure timely opening and communications to all interested parties.

1. Weekly reporting of the Development Status Report to key management and host weekly meetings to communicate high propensity to open.
2. Work with and manage the Real Estate Manager to ensure FASTSIGNS optimal workflow is possible in chosen sites.
3. Manages and executes new center opening process
4. Manages and executes relocation process
5. Budget and control expenses effectively.
6. Ambassador of FASTSIGNS branding requirements enforcing FASTSIGNS policies and procedures for all new centers and relocating centers.
7. Manage SBA process for new centers and related documentation
8. Manage the new center ordering process and assume timely needs for openings
9. Present during monthly training classes to our new franchisees.
10. Hires, trains, develop and appraise Real Estate Manager, Project Managers and Coordinator effectively and administrative assistant
11. Complete other projects as determined by the Executive Vice President.

This position is directly responsible for leading project managers of the department and the Real Estate manager.
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers and filing cabinets.

Position Type/Expected Hours of Work
This is a full-time position, and hours of work and days Monday through Friday, working between hours of 7:00 a.m. to 6:00
p.m. Occasional evening and weekend work may be required as job duties demand.
Travel is primarily local during business days, although occasional out-of-the-area and overnight travel may be expected based on individuals job responsibilities or this position requires up to 15% travel.
Required Education and Experience
1. Bachelor’s degree in a business, or related field or equivalent work experience.
2. 5 or more years of experience in project management role in a medium- or large-size company
3. Preferred 5+ years Franchise experience.
